Terms of sale & rental disclosures

A clear picture of the purchase, the possible uses and the responsibilities that come with hosting.

Draft for review—not final contractual terms. Seller identity, payment and delivery arrangements, cancellation rights, warranties and jurisdiction must be completed and professionally reviewed before any sale. This page does not constitute site approval or individual legal or tax advice.

01 / What you are purchasing

Vehicles are offered from £25,000 to £100,000. The advertised starting price relates to the vehicle, not a complete rental business or a guaranteed income stream. The written quotation must specify the vehicle, condition, specifications, applicable taxes and all included services.

Supply, delivery, installation, drainage, electricity and water connections must be itemised as included or separately priced. Land, pitch rights, site fees, ongoing utilities, insurance and letting management are not implied by a vehicle price. Any mandatory charges and costs that depend on the site must be clearly disclosed before agreement.

02 / Historical rental evidence—not a forecast

The owner reports approximately £2,700 in Airbnb payouts during a six-week period with approximately 14 occupied nights. This is after platform fees but before operating costs and tax; it is not net profit. The approximate £193 per occupied night and 33% occupancy describe that period only.

Supporting records, dates, location, vehicle cost and expenses remain to be reviewed before final publication. This single example is not established as typical performance across vehicles or sites. It must not be annualised into a promised return or combined with the £25,000 starting price to imply an evidenced yield.

Future income depends on demand, seasonality, pricing, occupancy, location, permissions and costs. Vacancies, repairs, servicing, cleaning, utilities, insurance, platform charges, site fees and tax can reduce returns. Income is not guaranteed; the vehicle can depreciate and capital is at risk.

03 / Location and permitted use

Every placement requires individual assessment. Private ownership of land, mobility of the RV or a short booking does not itself establish lawful accommodation use. Confirm the planning position and any required caravan-site licence, visitor registration or accommodation licence with the relevant authority before hosting. A licensing exemption does not automatically establish a planning exemption.

Holiday, temporary work-related and residential uses must fit the location’s permission and occupancy conditions. A holiday-only site may not permit worker or main-home occupation. Local placement options are subject to availability, access, agreed pitch terms, site fees and approval; example locations are not confirmed available pitches.

Requirements differ across England, Wales, Scotland and Northern Ireland. Do not rely on a general UK-wide exemption.

04 / Booking arrangements and occupier rights

Temporary work-related stays are not automatically holiday lets. Describing an agreement as a booking, licence or short stay does not remove applicable rights. The legal status depends on the RV, the site, the agreement and actual occupation, including whether it becomes someone’s home.

Some mobile-home occupants have statutory notice and court-order protections even where an assured tenancy does not arise. Obtain advice for the proposed arrangement. We do not promise “tenancy-free” occupation, automatic possession at checkout or eviction without a court process.

05 / Tax and investment decisions

The furnished holiday lettings tax regime ended in April 2025. An RV purchase, short stay or vehicle’s wheels do not automatically establish exemption from residential-property finance-cost restrictions, entitlement to capital allowances, zero income tax or exemption from council tax or business rates.

Tax depends on ownership, financing, the vehicle, site and underlying activity. Obtain independent tax advice before purchasing for income generation. The purchase of land or a lease can have separate tax consequences from purchasing a vehicle.

06 / Safety, insurance and operating responsibilities

Before accepting paying guests, confirm the applicable fire, gas/LPG, carbon-monoxide, electrical, water, drainage and site-safety requirements. Arrange competent inspections, maintenance and insurance expressly covering the intended paid accommodation use. A utility connection does not certify all hosting requirements.

Any management, cleaning, booking or maintenance service must be separately agreed. Supply and installation alone do not imply that rental operations are managed for you.

07 / Your statutory rights

Nothing in these disclosures excludes or limits any applicable consumer or occupier rights, or any liability that cannot lawfully be excluded. Important information remains alongside the relevant website claims; this page does not override or correct a misleading representation.
